Property inspection in Turkey

Buying, renting, renovating or managing from abroad? We become your eyes on the ground before you commit a single lira.

Property inspection service in Turkey — apartment buildings reviewed before purchase

What's included

  • Pre-purchase condition inspections

Room by room with a camera: damp, cracks, drainage, windows, the smell in the hallway, and the corner of the ceiling the listing photos carefully avoided.

  • Tapu (title deed) verification visits

We attend the land registry and pull the actual record — who owns it, what is mortgaged against it, and what annotations sit on the deed.

  • Renovation & contractor progress checks

Scheduled site visits at milestones you set, with photographs of what has changed since the last one. Contractors work differently when somebody is coming.

  • Move-in / move-out inventory reports

A signed, photographed inventory of every room, fitting and meter reading, so a deposit argument later is settled by evidence rather than by memory.

  • Tenant check-ins & dispute mediation

We meet the tenant, hear the complaint, look at the thing they are complaining about, and tell you which of you is right.

  • Key holding, handovers & meter readings

Spare keys held securely, handed to trades or tenants against signature, and meters read and photographed on the day of any handover.

Typical turnaround

24–72 hours

Buying property in Turkey from abroad means trusting a chain of people you have never met. The agent who sent the photographs earns a commission when you sign. The seller has an obvious interest. The builder has another. Somewhere at the end of that chain is a flat you have never stood in, and a deposit you cannot get back.

We break the chain at exactly one point: we go and look, and we are paid by you. A MyGuy operator stands in the property, opens the cupboards, runs the taps, photographs the ceiling in the corner the listing photos avoided, and writes down what is actually there. If the building is fine, you buy with confidence. If it is not, you have saved far more than the visit cost.

The same applies after you own it. Renovations drift when nobody is watching. Tenants move out and take the light fittings with them. Contractors ask for the next stage payment before the last stage is finished. Every one of those is a problem that a photograph, taken on the right day by someone who works for you, simply prevents.

Who this is for

Overseas buyers

You have found a flat online, the agent is pressing for a deposit, and you cannot fly out this month.

Landlords abroad

A tenant is moving in or out and somebody needs to record the meters, the condition and the keys.

Renovating remotely

A contractor has your money and your keys, and the updates have gone quiet.

How the job runs

  1. 1

Send the address and the worry

The listing link, the address, and what specifically you want checked. If you have nothing but an agent's WhatsApp, that is enough to start.

  2. 2

We agree the brief and the price

You get one fixed number and a named operator before anyone travels. Nothing begins until you approve it.

  3. 3

    The visit happens

Room by room, with a camera. If something unexpected turns up on site, you hear about it live rather than in the report.

  4. 4

    You get the evidence

Photo set and written findings the same day, usually within hours of the visit ending.

What you receive

  • 40+ timestamped photographs, room by room, including the parts nobody photographs
  • A video walkthrough where the layout or the noise matters
  • Written findings in plain English — condition, concerns, and what we could not verify
  • Meter readings and, where relevant, the state of the shared areas and the building
  • A direct answer to the specific question you asked, not a generic template

Questions about property & real estate

Can you inspect a property that is still under construction?

Yes. For off-plan purchases we visit the site, photograph the stage of construction against what the developer has told you, and check the surrounding blocks that are already finished — those tell you far more about the final quality than a showroom does.

Will you tell me whether the price is fair?

We will tell you what we saw, and we can gather comparable listings for the same building or street. We are not licensed valuers, so we do not issue a valuation — if you need one for a mortgage or a residency application, an SPK-licensed appraiser must do it.

Can you go without the agent knowing who sent you?

Usually, yes. Most viewings can be arranged discreetly. We will never pretend to be someone we are not, but we are under no obligation to explain who is paying us.
