Home preparation and furnishing in Turkey before the owner arrives

What's included

  • Deep cleaning & floor preparation

Post-construction dust, cement film on the floors and builders' debris removed by a crew we let in and inspect afterwards.

  • Utility setup (water, gas, electricity, internet)

Subscriptions opened or transferred into your name, deposits paid, meters registered, and the internet engineer waited in for.

  • Furniture & appliance sourcing & delivery

Options and prices sent for your approval first, then bought at cost, delivered, assembled and placed where you wanted them.

  • Interior handover & walkthroughs

A full video walkthrough of the finished property before you fly, so nothing is a surprise when the key turns.

  • Contractor coordination (plumbing, electrical, HVAC)

Plumbers, electricians and HVAC engineers booked, let in, supervised, and checked after they leave — not just handed a key.

  • Stocking essentials (linens, kitchenware, toiletries)

Bedding, towels, kitchenware, cleaning supplies and a first shop in the fridge, so the flat is livable on night one.

The gap between "the sale completed" and "I can actually live in it" is longer than anybody expects. The flat is empty and filthy. The electricity is in the builder's name. The internet takes ten days and a Turkish ID number. The bed you ordered arrives on a Tuesday when nobody is there to receive it, and goes back to the depot.

Doing all of that from abroad means twenty phone calls in a language you do not speak, to companies that only deliver when someone is standing in the room. Doing it in the fortnight after you land means spending your first fortnight on hold.

We do it before you land. Cleaners in, utilities transferred, furniture sourced and received, contractors let in and supervised, essentials stocked in the cupboards. You get photographs at each stage, and you walk into a flat that is finished rather than a project that is starting.

Who this is for

New owners arriving

You completed the purchase remotely and want to arrive to a home rather than a shell.

Holiday-home owners

You land four times a year and would rather not spend the first two days cleaning and shopping.

Landlords preparing to let

The property must be furnished and photographed before it can earn anything.

How the job runs

  1. 1

Send the flat and the budget

Floor plan or photographs, your arrival date, your budget, and your taste — or a Pinterest board, which is honestly easier.

  2. 2

    We quote the whole job

One fixed number covering coordination. Furniture and materials are bought at cost, against receipts, with no margin.

  3. 3

    We run it

Cleaners, utilities, deliveries, contractors — scheduled, received, supervised, chased. Photographs at each stage.

  4. 4

    Handover

A full walkthrough on video before you fly, so there are no surprises when the key turns.

What you receive

  • Deep clean completed and photographed
  • Furniture and appliances sourced, delivered, assembled and positioned
  • Every receipt, itemised, with no markup on anything we bought for you
  • A video walkthrough of the finished property before you arrive

Questions about home preparation & furnishing

Do you mark up the furniture you buy?

No. You pay what the shop charged, and you see the receipt. We are paid for the coordination — the running around, the waiting in for deliveries, the sending back of the wrong sofa — not for the sofa.

Can utilities be put in my name if I am not in Turkey?

Usually you will need a Turkish tax number, and sometimes a notarised vekaletname. We check which applies to your building and utility before you pay us anything, and we tell you if it cannot be done.

Can you work to a design brief?

Yes. Send a mood board, a budget and any measurements. We will send options with prices before anything is bought — nothing arrives that you have not approved.
