# Tapu and land registry checks in Turkey

**Part of:** Property & Real Estate (https://myguy.tr/services/property-real-estate)
**The question it answers:** "Is it really theirs to sell?"
**Typical turnaround:** 2–5 business days
**URL:** https://myguy.tr/services/property-real-estate/title-deed-check

Ownership in Turkey lives at the Tapu ve Kadastro office, not in the seller's WhatsApp messages. We go to the counter and to the municipality and bring back what is on the record.

## What we check

- **Land registry visit and record retrieval** — We attend the Tapu ve Kadastro office in person and pull the record, rather than relying on a photograph of a deed sent by the seller.
- **Mortgage, lien and annotation (şerh) check on the deed** — Mortgages, liens and annotations (şerh) registered against the property — the things that follow the title to you.
- **Iskan (habitation certificate) and zoning status at the municipality** — Whether an iskan (habitation certificate) exists at all, and what the municipality says the zoning actually permits.
- **Outstanding emlak vergisi and aidat debt enquiries** — Outstanding emlak vergisi at the municipality and unpaid aidat at the site yönetimi — debts that can attach to the property, not the seller.
- **Is the seller on the deed, or a relative with a story?** — Whether the person selling is the person on the deed, or a relative, a company, or someone with a story about a power of attorney.
- **Documents scanned and sent, with a plain-English summary** — Every document scanned and sent, with a plain-English summary of what it means and what, if anything, should worry you.
