The listing photos were taken with a wide lens on a sunny day two years ago. We go and look at the flat as it is today, before your deposit is anywhere near it.

## What we check

- **Room-by-room condition walkthrough, 40+ timestamped photos** — Every room, every wall, the balcony, the bathroom behind the door — photographed with a timestamp, including the angles no listing ever shows.
- **Damp, cracks, drainage and window checks** — Damp patches, cracking, water pressure, drainage, window seals and evidence of leaks from the flat above.
- **The view, the noise, the neighbours, the street at night** — What you cannot learn from photographs: the actual view, the road noise, whether the street feels safe after dark, who lives next door.
- **Building age, lift, car park and shared-area condition** — The building itself, not just the flat — lift condition, car park, stairwell, roof, and how the finished blocks around it have aged.
- **What the agent did not mention, written down plainly** — A plain list of everything the agent did not mention, which is usually the most valuable page in the report.
- **Video walkthrough on WhatsApp the same day** — A walking video with narration, sent on WhatsApp the same day, so you see the flow of the flat rather than six flattering stills.
