Buying property in Turkey from abroad means trusting a chain of people you have never met. The agent who sent the photographs earns a commission when you sign. The seller has an obvious interest. The builder has another. Somewhere at the end of that chain is a flat you have never stood in, and a deposit you cannot get back.

We break the chain at exactly one point: we go and look, and we are paid by you. A MyGuy operator stands in the property, opens the cupboards, runs the taps, photographs the ceiling in the corner the listing photos avoided, and writes down what is actually there. If the building is fine, you buy with confidence. If it is not, you have saved far more than the visit cost.

The same applies after you own it. Renovations drift when nobody is watching. Tenants move out and take the light fittings with them. Contractors ask for the next stage payment before the last stage is finished. Every one of those is a problem that a photograph, taken on the right day by someone who works for you, simply prevents.

- **Tenant check-ins & dispute mediation** — We meet the tenant, hear the complaint, look at the thing they are complaining about, and tell you which of you is right.
- **Key holding, handovers & meter readings** — Spare keys held securely, handed to trades or tenants against signature, and meters read and photographed on the day of any handover.

## Questions about property & real estate

**Can you inspect a property that is still under construction?**

Yes. For off-plan purchases we visit the site, photograph the stage of construction against what the developer has told you, and check the surrounding blocks that are already finished — those tell you far more about the final quality than a showroom does.

**Will you tell me whether the price is fair?**

We will tell you what we saw, and we can gather comparable listings for the same building or street. We are not licensed valuers, so we do not issue a valuation — if you need one for a mortgage or a residency application, an SPK-licensed appraiser must do it.

**Can you go without the agent knowing who sent you?**

Usually, yes. Most viewings can be arranged discreetly. We will never pretend to be someone we are not, but we are under no obligation to explain who is paying us.
